The Importance of Surveying a Property Line

Although a land survey may seem tedious and unnecessary when doing some projects, in fact there are many cases in which they become valuable, cost saving tools.  Recently one of our clients found out how important a survey can be.  The client contacted us with concerns about a retaining wall that borders their property.  They stated that the wall is crumbling, and client does not know who is responsible for repairs to the wall.  LandTech was able to help!  A crew went out and completed a boundary survey of the property, and also mapped the points of the retaining wall in question. After all of the information was compiled a map of the property was made showing all of the needed information. This in turn helped decide who was responsible for any new construction or repairs that were needed to happen with the wall.

Elevation Certificate in South Milwaukee, WI

Land Tech Surveying, LLC, just recently finished an Elevation Certificate for a land owner in South Milwaukee, Wisconsin in Milwaukee County. The owner was in the process of refinancing their home and were required to purchase flood insurance for the first time.    The clients house is shown within the Zone A flood limits, meaning that there is no base flood elevation determined for that floodway.    We were able to fill out the LOMC application and submit the needed information to FEMA, so that they are able to make a determination as to whether or not the structure is within the floodway.

FEMA came out with new flood maps in 2008 for most of Southeastern Wisconsin which shows an expanded range of floodways.   This has affected thousands of homeowners, which are now required to purchase flood insurance for the first time or at a higher rate than before.

Pewaukee Elevation Certificate

Land Tech Surveying, LLC, just recently finished an Elevation Certificate for a land owner in Pewaukee, Wisconsin in  Waukesha County. The owner was in the process of refinancing their home and were required to purchase flood insurance for the first time.    Unfortunately for the home owner, the lowest adjacent grade of the house was just below the base flood elevation computed by FEMA.  The Elevation Certificate can now be used to properly rate the property for flood insurance.

Kewaskum Elevation Certificate

Brookfield Land Surveyor

Land Tech recently helped a developer layout 5 different condo buildings on 5 different lots in a condo development in Brookfield, Wisconsin. It was very important to have the layout of all the buildings ahead of time to make sure that all the building setbacks were met. Two of the buildings were staked and will be ready for excavation once the building permits are issued.

There seems to be some positive action within the condo industry in Southeastern Wisconsin. Some of Land Tech’s developers have purchased bankrupt developments from the banks, and are able to turn a small profit. Land Tech has staked out multiple condo buildings in Milwaukee county and Waukesha county in the last few months.

Menomonee Falls Land Surveyor – Call (262) 367-7599

Land Tech Surveying, LLC recently completed a boundary survey for a client in Menomonee Falls, Wisconsin. The property consisted of 40 acres being used as a horse farm. The owner is looking to build a horse stable on the property, and needed an updated survey for the permitting process. The survey shows the property lines, existing spot grades, existing contours, and the proposed horse stable with building setbacks.
