Elevation Certificate in South Milwaukee, WI

Land Tech Surveying, LLC, just recently finished an Elevation Certificate for a land owner in South Milwaukee, Wisconsin in Milwaukee County. The owner was in the process of refinancing their home and were required to purchase flood insurance for the first time.    The clients house is shown within the Zone A flood limits, meaning that there is no base flood elevation determined for that floodway.    We were able to fill out the LOMC application and submit the needed information to FEMA, so that they are able to make a determination as to whether or not the structure is within the floodway.

FEMA came out with new flood maps in 2008 for most of Southeastern Wisconsin which shows an expanded range of floodways.   This has affected thousands of homeowners, which are now required to purchase flood insurance for the first time or at a higher rate than before.

Land Tech completes numerous elevation certificates  year after year, and has helped many land owners either lower their flood insurance or completely rid themselves of having to purchase flood insurance by filing a LOMA with FEMA.  In return, they will save thousands of dollars over the years to come.

Land Tech Surveying, LLC, will help those who feel they are paying for flood insurance unjustly, or would like to have their home rated for flood insurance.  Having been through the process many of times, we understand the frustrations and complexities this process may entail.  Put our experience to the test as we have successfully helped many of our clients save hundreds, if not thousands of dollars a year.  Let Land Tech fill out an Elevation Certificate or a LOMA, and let us handle this difficult process with FEMA to lower your flood insurance.

Pewaukee Elevation Certificate

Land Tech Surveying, LLC, just recently finished an Elevation Certificate for a land owner in Pewaukee, Wisconsin in  Waukesha County. The owner was in the process of refinancing their home and were required to purchase flood insurance for the first time.    Unfortunately for the home owner, the lowest adjacent grade of the house was just below the base flood elevation computed by FEMA.  The Elevation Certificate can now be used to properly rate the property for flood insurance.

Brookfield Land Surveyor

Land Tech recently helped a developer layout 5 different condo buildings on 5 different lots in a condo development in Brookfield, Wisconsin. It was very important to have the layout of all the buildings ahead of time to make sure that all the building setbacks were met. Two of the buildings were staked and will be ready for excavation once the building permits are issued.

There seems to be some positive action within the condo industry in Southeastern Wisconsin. Some of Land Tech’s developers have purchased bankrupt developments from the banks, and are able to turn a small profit. Land Tech has staked out multiple condo buildings in Milwaukee county and Waukesha county in the last few months.

Menomonee Falls Land Surveyor – Call (262) 367-7599

Land Tech Surveying, LLC recently completed a boundary survey for a client in Menomonee Falls, Wisconsin. The property consisted of 40 acres being used as a horse farm. The owner is looking to build a horse stable on the property, and needed an updated survey for the permitting process. The survey shows the property lines, existing spot grades, existing contours, and the proposed horse stable with building setbacks.

It is very important to have an accurate and detailed survey done by a Wisconsin registered land surveyor when doing any sort of land development project. The owner can now use this map for planning purposes. They will also have an updated survey showing exactly what they own for their own piece of mind.

ALTA/ACSM Land Title Survey in Butler Wisconsin

Land Tech Surveying, LLC just recently finished an ALTA/ACSM Land Title Survey for a bank in Southeastern Wisconsin. A survey was needed of the property so that the title company could insure title to the property free and clear of survey matters.

An ALTA survey is a land survey that is made for the Title Company and/or Lender with the survey and location data needed for the issuing of title or mortgage insurance. For this purpose a map is drawn to “ALTA” specifications. “ALTA” stands for American Land Title Association.

ALTA specifies the data to be shown on the survey and this includes boundary lines, location of the main building including improvements, location of ancillary buildings, the identification of easements (access rights by service companies such as water, gas, telephone, railways and other utilities). ALTA surveys are very complex surveys and can cost upwards of thousands dollars and take weeks to complete. For that reason most ALTA surveys are performed on commercial properties.

An ALTA Land Survey guarantees to meet the requirements for an ALTA/ACSM Land Title Survey as detailed by the American Land Title Association, National Society of Professional Surveyors and the American Congress on Surveying and Mapping.
