When do I need a land Survey

If you own land, there is a good chance that you may find yourself in need of a land survey done by one of our licensed professional land surveyors at LandTech.  Some of the common situations where a land survey is recommended and/or possibly required include:

  • Purchasing Land It’s always a good idea to have land surveyed before a land purchase is made. It shows where property lines fall and give a verification of the property’s acreage.
  • Selling Land- Having a property surveyed provides buyers with a higher level of confidence in the property and gives perspective buyers the information needed to make a decision to purchase.
  • Dividing Land- If you own a large plot of land and want to divide it into smaller parcels or lots, a survey will be required to make sure your land is divided in accordance with local zoning laws and regulations.
  • Making Improvements-  County and/or city laws will require a land survey to be performed before you can add any improvements, such as additional structures, fences, or ditch work done on a property.
  • New Construction- New construction requires a land survey to ensure the building is done with in the proper lot lines. Construction surveying or staking, is to take a proposed construction plan set on paper, and physically represent the plan onto the existing site.
  • As-Built Survey- An As-Built Survey is done when a construction project is completed, showing all existing conditions along with major changes in relation to the completed project, showing that indeed, the project has been built by the contractor the way that the engineer’s design specified it to be built.
  • Conflict Resolution- If there is a conflict between neighboring property’s lot lines it is wise to obtain a survey done by a licensed professional land surveyor.   example: conflict over who owns and maintains a fence on a lot line.
  • FEMA Elevation Certificate- Is used by insurance agents for the purpose of quoting your property for a flood insurance rate. An Elevation Certificate is also used to support a Letter of Map Amendment (LOMA) or a Letter of Map Revision (LOMR), which can remove your requirements to have flood insurance for your property.

Elevation Certificate in South Milwaukee, WI

Land Tech Surveying, LLC, just recently finished an Elevation Certificate for a land owner in South Milwaukee, Wisconsin in Milwaukee County. The owner was in the process of refinancing their home and were required to purchase flood insurance for the first time.    The clients house is shown within the Zone A flood limits, meaning that there is no base flood elevation determined for that floodway.    We were able to fill out the LOMC application and submit the needed information to FEMA, so that they are able to make a determination as to whether or not the structure is within the floodway.

Elevation Certificate in Glendale, WI

Land Tech Surveying, LLC, just recently finished an Elevation Certificate and a LOMA for a land owner in Glendale, Wisconsin in Milwaukee County. The owner was in the process of refinancing their home and were required to purchase flood insurance for the first time.    Land Tech was able to help this property owner prove that their house was located outside of the 100-year flood elevation, therefore not being required to purchase flood insurance.

Pewaukee Elevation Certificate

Land Tech Surveying, LLC, just recently finished an Elevation Certificate for a land owner in Pewaukee, Wisconsin in  Waukesha County. The owner was in the process of refinancing their home and were required to purchase flood insurance for the first time.    Unfortunately for the home owner, the lowest adjacent grade of the house was just below the base flood elevation computed by FEMA.  The Elevation Certificate can now be used to properly rate the property for flood insurance.

Brookfield Wisconsin Land Surveyor – Call (262) 367-7599

Land Tech Surveying, LLC recently completed a boundary survey for a client in Brookfield, Wisconsin.  The property consisted of a 1/2 acre parcel in a residential subdivision.  The owner was looking to re-build his fence, but the City of Brookfield requires and updated survey to do so.  It turned out that the original fence in the rear of the lot was built 1 foot past the property line.  The new fence will now be moved over so that it does not encroach onto the neighboring property.  This is one reason why it is important to have an updated Plat of Survey done if you are planning on doing any sort of construction on your property.  If you or someone you know is looking for a land surveyor in Brookfield or a land surveyor in Waukesha County, give Land Tech Surveying a call at 262-367-7599 or visit our website at www.wisconsinsurveys.com.

Sussex Wisconsin Land Surveyor – (262) 367-7599

Last month Land Tech Surveying, LLC completed a boundary survey for a client in Sussex, Wisconsin.  The property consisted of 2 different parcels totaling 2.5 acres.  The owner is looking to build a home on the property at some point, but for the time being, he just wanted to see where the property lines were.  When he does decide to build, the 2 parcels will have to be combined into one.  In order to do this a Certified Survey Map, otherwise known as a CSM will have to be drafted and recorded with Waukesha County Register of Deeds.  For now it was important for the land owner to know where his boundary was so that he can decide where he would like to build and he has a visual of how large his lot is.  If you or someone you know is looking to build a house, contact a land surveyor to start the planning process and have a boundary survey or plat of survey done.
