Boundary Survey in Wisconsin

What is a Boundary Survey?
A boundary survey is a survey to establish the boundaries of a parcel using its legal description which typically involves the setting or restoration of monuments or markers at the corners or along the lines of the parcel, often in the form of iron rods, pipes, or concrete monuments in the ground, or nails set in concrete or asphalt.  In the past, wooden posts, blazes in trees, piled stone corners or other types of monuments have also been used.  A map or plat is then drafted from the field data to provide a representation of the parcel surveyed.

Plat of Survey in Wisconsin

What is a plat of survey?
This is a legal document of a property showing lot size, boundaries, easements and setbacks as well as all existing structures.  It will also show if there are any encroachments on the property.

When is a survey needed?

-Prior to purchasing land
-Prior to installing a fence, building a house, or other type of construction.
-Prior to dividing land into smaller parcels.
-When you sell a piece of land that has not been previously surveyed.
– To verify the amount of land assessed for taxes.
-When you think there is an encroachment on your land.
-For design and development purposes.

Certified Survey Map in Wisconsin

Land Tech Surveying and Engineering, LLC, can help those in need of a Certified Survey Map.  Every county in the state of Wisconsin requires a Certified Survey Map (CSM) for all divisions of land that result in the creation of a new lot, tract or parcel (up to 4 lots).

The first step in any land division is to contact your local County Zoning Department to set up a date for a preliminary consultation.  This consultation is used to promote a better understanding of the developer’s intentions and County regulations.  This early contact can also reduce potential delays in the review process by giving both parties a clearer picture of what is needed.

Land Tech can now complete the CSM and submit it to the Planning Department for review.  If changes or corrections are required in the CSM, then we will make the needed changes. Following the review, the CSM is taken to the Register of Deeds office for recording.  Land Tech is very familiar with the County procedures and can provide further information regarding these requirements.

Lot Line Survey in Waukesha, Wisconsin

If you are looking for a land surveyor in Waukesha County, look no further.  Land Tech Surveying & Engineering, LLC can take care of all your land surveying needs.  Just last week, a property owner in Sussex, Wisconsin called me with a problem.  She was thinking of buying a strip of property from her next door neighbors lot.  In order for her to buy the strip, Land Tech provided the land owner with a plat of survey showing lots 46 and 47 of  Majestic Heights Addition No. 1, the acquisition and a legal description of the old parcel, new parcel, and the strip of land to be purchased.  The service was turned around in 2 days to keep the transacation moving in a timely manner.
