What Is ALTA/NSPS Land Title Survey

An ALTA/NSPS LAND TITLE SURVEY is a boundary survey meeting specific standards and requirements set by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS).  ALTA surveys are required by many title insurance companies, and most often used for commercial properties.   For this purpose, a map is drawn to “ALTA” specifications.

ALTA specifies the following data to be shown on the survey, including boundary lines, location of the main building including improvements, location of accessory buildings, the identification of easements, rights-of-ways, and other elements that can impact the ownership of land. ALTA surveys tend to be the most detailed of all surveys.

This survey type is a combination of a boundary survey, topographic survey, and title survey. It provides a detailed overview of property lines, rights-of-way, and any other significant observations affecting ownership.

Not only does it map the physical boundaries, but it also reveals any easements, encroachments, or other conditions imposed on the property.

This survey is critical for any real estate transaction, ensuring that all parties have a clear, accurate understanding of the property in question. It’s particularly valuable in high-stakes transactions, complex properties, or when a property’s legal description is old or unclear.

An ALTA/NSPS Land Title Survey is an investment in certainty, reducing the risk of disputes and future legal complications by providing an exhaustive picture of the property’s physical and legal boundaries.

Who Uses ALTA/NSPS Land Title Survey

ALTA/NSPS Land Title Surveys are used by a variety of professionals involved in real estate transactions and property development. This typically includes lawyers, real estate developers, architects, and engineers who require detailed information about a property for planning, development, and legal purposes and are typically ordered by banks, lenders, and title insurance.

These surveys are especially crucial for commercial property transactions, where understanding every aspect of the property is essential for legal and financial decision-making.

Banks, lenders, and title insurance companies also rely on these surveys to assess risk and ensure the property being used as collateral for loans is accurately represented and free of undisclosed issues.

For property owners and buyers, an ALTA/NSPS Land Title Survey provides peace of mind and legal assurance about the property they are investing in. It’s a critical tool for due diligence, ensuring that investments are sound and that properties are exactly as represented in legal and physical terms.
